THE land laws of Malaysia are governed by the National Land Code, 1965 (Act 56 of 1965). Section 40 of the National Land Code, 1965 states that all state land belongs to the state authority.

When state land is disposed off by the state authority to an individual in perpetuity for an indefinite period, this land is now granted as freehold title.

When the state land is disposed of by the state authority to an individual for a term of years, by virtual of law, not exceeding 99 years, this land is now granted as leasehold title. Upon expiry of the period of the lease, the land should be reverted to the state authority.

The owner will then have to either apply for a renewal of the lease before its expiry or apply for a fresh alienation if the lease has expired. These will involve the payment of a hefty premium which would be close to buying the land all over again with perhaps some discount

Today being a good weather day, i took this opportunity to go out on a shooting spree, i mean photography shooting spree.
Since i'm dedicated to bring you guys anything concerning our very own Condominium, Vista Bay, so, i've decided to have the shops in Jalan Telaga Air as my 'shooting' target. If you could remember a while back, i wrote in to say that Vista Bay's location is very strategic (refer to Benefits Of Getting A Unit post), so, this post will tell you why.

Do bear in mind that only pictures of the shops along Jalan Telaga Air are taken and this is NOT including Kampung Benggali, Jalan Siram, Jalan Raja Uda (will take years to finish if i plan to do the same), Jalan Bagan Luar and also Bagan Ajam.

Anyway, pictures are taken according to sequence so that you guys won't have visualisation issue. The google map below present more clear picture on how the sequence is being arranged. For your information, the distance between one traffic light to another one, which Vista Bay is in the middle, is just about 1000 meters only. By the way, forgot to tell you guys, all these pics taken at around 10.30am and thus, some of the shop may not yet open for business. So, close doors does not mean the shop go bust already....kekeke.
